What is a home measurement or floorplan service?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How do home measurement services work?

During a home measurement service, a certified appraiser measures the property with a measuring tool — generally a tape measure or laser measuring device. As they tour the property, they observe the layout of the rooms and other features, like closets, patios, and pantries. They may sketch the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total square footage and the general layout of the house. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When should I get a measurement service?

Disputing property taxes

Tax records often reflect inaccurate square footage because the values can come from several sources, and occasionally go unproven — meaning you may be taxed for more square footage than you own! Unless a certified appraiser has recently performed an evaluation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before challenging what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a property

A measuring service will ensure that you're paid fair market value for your home. Square footage is one of the biggest elements potential buyers look for when purchasing a house — but since these values are often approximated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of your property as well as the number of interested buyers. The only sure method of using a definitive GLA when listing your home is to reference a recent appraisal or measurement service executed by an appraiser (after any remodeling that might have affected square footage).

For agents

To make certain that your client's home sells at a price that correctly reflects true market value, we advise requesting a home measurement of the property. Clients, and potential buyers, will appreciate your attentiveness, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tool to entice potential buyers because they can review the layout and features of the home before and after a walkthrough.
